Selling off market in Denmark: a practical seller’s guide
In Denmark, skuffesalg means marketing a property through selected buyer contacts instead of a normal public listing. It can suit a seller who values privacy, but a smaller audience gives you less evidence about wider demand. Set a purpose, a budget and a review date before starting.
Define what you want to keep private
Start with the reason for choosing a discreet sale. You might want fewer visits, no interior photographs online or a chance to explore interest before committing to a move. These are different needs. Explain which matters most so the agent can propose a suitable process rather than simply promise discretion.
Agree who may receive the address, photographs and details of your moving plans. A social media post or a large email campaign may be more public than you expect. Ask for the proposed channels in writing and discuss whether recipients will be asked to avoid forwarding the sales material.
Look beyond the size of the buyer database
A long mailing list does not establish demand for your particular home. Ask the agent to describe active searches that match the location, property type and price range, without revealing personal buyer information. Find out when those requirements were last checked and who will follow up with each interested household.
Use a simple progress record: suitable buyers contacted, replies received, viewings arranged and next actions. If people decline, ask the agent to separate the reasons. A location mismatch calls for a different response from an objection to the price or a buyer who cannot move for another year.
Establish a price benchmark before outreach
A buyer who fits the property well is not proof that their offer is the best available. Ask for comparable completed transactions and an explanation of differences in condition, size and location. Review current competing homes too, so you understand the alternatives visible to the buyers you are approaching.
Before an offer arrives, decide how you will assess price, handover timing and conditions. This helps you judge the whole proposal calmly. Leave time for your adviser to review it. A buyer being described as exclusive or particularly keen should not, by itself, determine your decision.
Price the discreet and public routes separately
An off-market sale does not automatically mean a reduced agency fee. A decision by Denmark’s Disciplinary Board for Estate Agents illustrates why agreed services, fees and the sale proceeds calculation must align. Clarify the payment terms before the agent begins contacting buyers.
Request two cost schedules: one for a successful private campaign and another for moving to public advertising. Check photography, document preparation, setup and marketing packages. Ask which purchased services carry over and which new instructions trigger additional charges. You should be able to compare the total cost of both routes.

Set a decision point rather than waiting indefinitely
Book a review date even if no offer has arrived. Discuss the quality of the outreach and the feedback, as well as the number of viewings. A property being absent from public portals does not stop your own holding costs or remove the effect of uncertainty on your moving plans.
Prepare the alternative route early. Establish whether photographs are ready, who approves the asking price and how long a public launch would take. You can then choose to continue privately, broaden the campaign or pause with a clear understanding of what each option involves.
- Write down the reason for choosing privacy.
- Agree where the address and photographs may be shared.
- Review comparable sales and both cost schedules.
- Set a review date with concrete questions for the agent.

Frequently asked questions
Is a Danish off-market sale cheaper?
It depends on your agency agreement and the services purchased. Obtain a breakdown for the private campaign and any later public launch before comparing the overall cost.
Will selling off market achieve a higher price?
There is no guarantee. You may find a strong match, but a smaller audience provides less market feedback. Compare the offer with completed sales and your other requirements.
When should I move to public advertising?
Use the agreed review. If relevant buyers have been approached without useful interest, reassess the price and presentation, then decide whether a wider campaign is justified.
