Property handover in Denmark: a seller’s checklist
Handover is easier when the practical arrangements are settled before the removal van arrives. Work from the purchase agreement and make a specific plan for access, the condition of the property and the records you will keep. The key exchange should complete that preparation rather than start it.
Confirm the date, meeting time and responsibilities
Find the agreed overtagelsesdag, or contractual handover date, and confirm the practical meeting time. Boligejer.dk also describes an earlier dispositionsdag, when a buyer receives access beforehand. Insurance, consumption and the other terms need to be clarified for such an arrangement.
If the buyer wants to paint or store furniture early, send the request to your adviser and agent first. Treat it as an agreement about access rather than an informal favour. Establish who can approve changes if removals or other work are delayed, so neither party relies on conflicting messages.
Check what must stay and what must be removed
Review the agreed contents and identify what you will take away. Include the attic, basement, shed and outside areas in your check. Resolve uncertainty about shelves, light fittings, a robotic mower or other equipment before moving day rather than letting the buyer discover a difference after arriving.
Schedule clearance and cleaning around the removal van, leaving time for a final walk-through once the home is empty. If particular work or a standard of delivery was agreed, locate the wording and record completion. Clarify spoken expectations before they turn into a disagreement about what was promised.
Plan readings and notifications to suppliers
List electricity, water, heating and any other property services. Ask each provider how to notify a move and whether readings are required. Allocate the tasks explicitly so buyer and seller do not each assume the other has contacted the company.
When recording readings, include the date, meter identifier and numbers. A photograph can help if a later bill needs checking. Keep this practical record separate from the billing procedure itself, which must follow the provider’s process and the terms agreed for the transaction.
Transfer access and useful operating information
Collect keys for doors, the mailbox, storage and outbuildings, together with access tokens and remotes. Make a list so the quantities can be checked together. Identify equipment needing an ownership transfer or fresh setup and remove your personal account connections following the relevant instructions.
Provide short instructions for heating, ventilation and other fixed equipment alongside manuals and service records. Help the buyer locate shut-off valves and controls without making promises beyond the available information. Never hand over a personal account as a shortcut for transferring connected equipment.
- Collect the agreed keys, tokens and remotes.
- Record relevant meter details and the date.
- Prepare manuals and service information.
- Separate personal accounts from property equipment.
- Give each unresolved question a responsible contact.
Record unresolved issues and follow them through
If a problem is discovered on the day, describe the observation neutrally and take relevant photographs. Record what you actually agree and refer unresolved questions to the agent or adviser. A key receipt should not become an improvised solution to a financial or legal dispute.
After handover, keep the list, readings and correspondence with the purchase agreement. Complete any agreed actions and check later bills against the moving records. Treat the key exchange, subsequent financial statements and release of the purchase money as separate items in your completion plan.

Frequently asked questions
Can the buyer receive keys before the handover date?
An earlier possession date can be agreed, but first clarify insurance, consumption and the other conditions with your adviser. Avoid granting access on the basis of an informal message alone.
At what time must I hand over the keys?
Use the purchase agreement as your starting point and confirm the meeting time with the agent and buyer. Do not assume every Danish sale uses the same time.
What if there is a disagreement during handover?
Record the issue and anything already agreed. Ask the agent or adviser to help resolve the remainder rather than making vague promises or hurried financial arrangements.
